Yard Drainage and Standing Water in Tulsa, OK
If your lawn turns into a pond after every Tulsa storm, the fix depends on where the water comes from and where it can go. Here is how to sort it out before you collect quotes.

Why water stands in Tulsa lawns
Standing water is a symptom. The cause is usually one of five things: roof water dumped in one spot, a yard that slopes toward the house, a low pocket with no way out, runoff from uphill lots, or sod laid over compacted clay that barely absorbs anything.
Tulsa's soil makes all five worse. About a fifth of Tulsa County is Dennis silt loam, which USDA rates "somewhat poorly drained," and close to half the county is high shrink-swell clay. Add about a dozen days a year with an inch or more of rain, mostly from April through October, and low spots fill faster than they drain.

Find the source before you pick a fix
A few observations make every quote better and help you spot a contractor who is guessing:
- Where does the water start? Watch during a hard rain if you can do it safely.
- How long does it stay? A puddle gone in a few hours is different from mud that lasts three days.
- Is there a downspout nearby, or does the puddle sit where roof water lands?
- Does water come over the fence from a higher lot or a street?
- Is the wet area in a platted swale or drainage easement shared with neighbors?
- Take photos and short videos. Contractors can tell a lot from them.
Common yard drainage fixes, compared
| Fix | What it does | Best for |
|---|---|---|
| Downspout extensions or buried lines | Moves roof water away from the problem area | Puddles near the house that line up with downspouts |
| Regrading | Reshapes soil so water runs off instead of pooling | Yards that slope toward the house or have broad low areas |
| Swale | A shallow grassed channel that guides surface water | Sheet flow across a yard, often along a property line |
| Surface drain or catch basin | A grated inlet at the low spot tied to solid pipe | One defined low spot where water collects fast |
| French drain | A gravel trench with perforated pipe that collects and carries water | Long soggy strips and seepage that lingers |
Many Tulsa yards need two of these working together, such as a regrade plus a catch basin, or buried downspout lines plus a short French drain. See French drain installation, grading and swales and downspout drainage for detail on each.
How contractors handle a yard drainage job
Site visit
The contractor looks at slope, soil, downspouts and where water can legally exit. Some use a laser level to measure fall.
Written plan
The quote names the fix, the outlet, pipe and gravel specs, and what happens to the lawn afterward.
Locates and permits
OKIE811 gets called before digging, and the contractor should tell you whether a permit applies.
Install and test
After the work, a hose test or the next rain shows whether water reaches the outlet.
Tulsa rules on runoff and neighbors
Tulsa's Residential Site Plan Guidebook says properties must convey drainage "without causing damage to adjoining properties," and water can't be blocked from flowing onto your lot from uphill. A good plan carries water to the street or another approved outlet, never onto a neighbor and never into a sanitary sewer.
That cuts both ways. You can't push your water onto the house next door, and you can't build a berm that blocks water arriving from uphill. If a neighbor's runoff is the problem, the usual answer is to convey it safely across your lot, and talk to the neighbor first. For public drainage problems, such as a clogged city inlet, call 311.
Check your HOA covenants and plat for drainage easements before regrading or trenching.
Inside Tulsa city limits, the city's Watershed Development Permit rules cover excavating, grading and regrading, and work in the street right-of-way (like running a pipe through the curb) needs a separate right-of-way permit. Ask your contractor whether your project needs a permit, or call City of Tulsa Development Services (311). Suburbs have their own rules.
Oklahoma law requires anyone digging for hire to contact OKIE811 at least 48 hours ahead (excluding weekends and holidays). It's free. Sprinkler lines and other private lines aren't marked, so your contractor should plan for them.
A yard drain handles yard and roof runoff. If water reaches your property from a creek or river, that is a floodplain question: request a Floodplain Determination from the City of Tulsa.

| Dry well | $1,500–$5,000 installed | Fixr, Jan 2025 |
| Sod after trenching | $1–$2 per sq ft | Bob Vila, Jun 2024 |

The cheapest real fix is often fixing the downspouts first and watching what's left after the next storm. The cost guide has a calculator for French drain runs.
When the obvious fix is the wrong one
A French drain through a yard that slopes toward the house is fighting the grade on every storm, so regrading often comes first. A dry well in dense clay can fill and stay full, because the soil around it drains slowly. Aerating or topdressing a lawn can help a little with compacted soil, but it won't move water out of a true low spot. And no yard drain handles creek flooding.
Questions to ask
- What do you think is causing the water, and how did you decide?
- Where will the water go, and is that outlet allowed?
- Would fixing the downspouts or grade first change what I need?
- Is lawn and bed restoration in the price?
- Can I see proof of liability insurance?
Oklahoma doesn't issue a state license for general, landscape or drainage contractors. Plumbing, electrical and mechanical work does require a Construction Industries Board license. Ask any contractor for proof of liability insurance, and use a licensed plumber for anything tied into your home's plumbing.
Yard Drainage FAQ
How long should water stand in a yard after rain?
There's no official limit, but water that's gone within a few hours after a hard rain is usually normal for Tulsa clay. Puddles that last a day or more, kill grass, breed mosquitoes or reach the foundation are worth fixing. Note how long it lasts after a few storms; that detail helps contractors size the fix.
Is regrading or a French drain better for a soggy yard?
It depends on the cause. If the yard slopes toward the house or has a broad low area, regrading moves the water at the surface and may be enough. If water lingers in a long strip or seeps from uphill, a French drain collects it below ground. Many Tulsa yards end up with a combination of both.
My neighbor's water floods my yard. What can I do?
Talk to the neighbor first. Under Tulsa's residential guidebook, flow from off-site can't be blocked, so the usual fix is to convey it safely across your lot to the street or another approved outlet. For public drainage problems call 311. For a civil dispute, talk to an attorney before building anything.
Does Tulsa's stormwater fee pay for my yard drainage?
No. The City of Tulsa residential stormwater fee, $14.65 a month as of October 2026, funds the public drainage system. Drainage on private property is generally the owner's responsibility. If a city inlet or ditch near you is clogged or failing, report it through 311.
