Cost

How much does a French drain cost in Tulsa?

HomeBlue's Tulsa range is $23 to $36 per linear foot (May 2024): about $460 to $710 for 20 feet, $1,370 to $2,140 for 60 feet and $2,290 to $3,570 for 100 feet. Fixr's national project range is $2,800 to $6,500 (Jan 2025). These are published estimates, not quotes. See the cost guide for the calculator.

How many quotes should I get?

Two or three written quotes with the same scope is a sensible number. Ask each company to list pipe, fabric, gravel, depth, length, outlet, sod restoration and permits. When the scope matches, the price difference means something. When it doesn't, you're comparing different jobs. Our quote comparison guide has a checklist.

Is a French drain cheaper than regrading?

Not always. Fixr puts regrading at $1,500 to $2,600 per 1,000 square feet (Jan 2025), while a short yard drain can cost less than that. If the ground simply slopes toward the house, regrading may be the better fix. If water seeps underground or has nowhere to go, you may need a drain. Ask contractors to price both.

Does it cost anything to use Tulsa French Drain Pros?

No. Requesting quotes is free and there is no obligation to hire anyone. Participating companies may pay to receive requests, which is how the site is funded. You pay only the contractor you choose, under the written contract you sign with them.

How French drains work

What is a French drain?

A French drain is a trench filled with gravel around a perforated pipe, usually wrapped in filter fabric. Water in the soil and on the surface enters the gravel, gets into the pipe, and flows by gravity to an outlet. It is a way to collect water and move it, not a way to make water disappear.

How deep should a French drain be?

It depends on the job. Yard drains that catch surface and shallow water are often shallower than drains meant to intercept water along a foundation. The trench also needs steady fall toward the outlet, so depth changes along the run. Ask each contractor what depth they plan and why. More in how deep a French drain should be.

Where should a French drain outlet?

Somewhere legal and lower than the drain. Tulsa's residential guidance says additional flow should go to the street if possible or another approved drainage conveyance. Never aim it at a neighbor or tie it into a sanitary sewer. Curb outlets inside Tulsa involve right-of-way work, which needs a separate permit.

French drain or swale: which do I need?

A swale is a shallow, shaped channel in the ground that moves surface water. A French drain moves water underground. Swales are often cheaper and easy to maintain but take yard space. French drains hide the water but cost more. Many Tulsa yards use both. See French drain vs swale.

How long does a French drain last, and can it be cleaned?

A well-built drain can work for many years, but silt, roots and crushed pipe can slow it down. A cleanout lets a contractor flush or jet the line, and a camera can show where it's blocked. See French drain repair and cleaning.

Tulsa soil and rain

Does a French drain work in Tulsa clay soil?

Yes, as a collector with a real outlet. About 47% of Tulsa County is mapped as high or very-high shrink-swell clay, and the most common soil, Dennis silt loam, is rated somewhat poorly drained by USDA. Water soaks in slowly, so the drain must carry water away by gravity rather than rely on soaking it into the ground.

Why does my Tulsa yard stay wet after rain?

Tulsa averages 40.96 inches of rain a year, with about 12.3 days bringing an inch or more (NOAA 1991–2020). May is the wettest month. Slow clay can't absorb that much at once, so water sits in low spots. Settled grade, downspouts that dump at the slab and uphill runoff make it worse.

Can poor drainage affect a slab foundation?

Tulsa's expansive clay swells when wet and shrinks when dry, and water dumped at a slab edge can make that uneven. Good drainage can help reduce moisture swings in Tulsa's clay soils. It does not repair a foundation. If you see cracks or sticking doors, talk to a foundation specialist, which is a different trade.

Do Tulsa homes have basements? Do I need a sump pump?

Basements are rare here. About 98% of new homes in the region were built slab-on-grade in 2024. Some older homes sit on crawl spaces, and a sump pump can help when water collects under the house with no gravity outlet. Fixr puts sump pumps at $800 to $2,000 (Jan 2025).

Will a French drain protect my house from flooding?

French drains handle yard and roof runoff. They don't protect a home from creek or river flooding. If you're near a creek, request a Floodplain Determination from the City of Tulsa. The city holds FEMA's top CRS Class 1 rating, which has meant a 45% NFIP discount in city limits since April 2022, but that is a city program, not something a drain provides.

Permits, 811 and neighbors

Do I need a permit for a French drain in Tulsa?

Inside Tulsa city limits, the Watershed Development Permit rules cover excavating, grading and regrading, and any work in the street right-of-way (like running a pipe through the curb) needs a separate right-of-way permit. Ask your contractor whether your project needs a permit, or call City of Tulsa Development Services (311). Suburbs have their own rules.

Does a drainage contractor need a license in Oklahoma?

Oklahoma doesn't issue a state license for general, landscape or drainage contractors. Plumbing, electrical and mechanical work does require a Construction Industries Board license. Ask any contractor for proof of liability insurance, and use a licensed plumber for anything tied into your home's plumbing.

Do I have to call 811 before installing a French drain?

Oklahoma law requires anyone digging for hire to contact OKIE811 at least 48 hours ahead (excluding weekends and holidays). It's free. Sprinkler lines and other private lines aren't marked, so plan for them. Even if you dig yourself, calling is the safe move. See calling OKIE811.

Can I drain my yard onto my neighbor's property?

No plan should do that. Tulsa requires that drainage be conveyed without causing damage to adjoining properties. Redirecting water onto a neighbor can create liability. Ask your contractor exactly where the water will exit, and aim for the street or another approved outlet.

My neighbor's water runs into my yard. What can I do?

Under the city rule, you can't block water flowing onto your lot from uphill, but you can collect it and convey it safely. Talk to your neighbor first. For problems with public drainage, contact the city through 311. For civil disputes, an attorney is the right call. See neighbor runoff in Oklahoma.

Does my HOA need to approve drainage work?

Often, yes. Many Tulsa-area subdivisions have recorded covenants and drainage easements. Check your HOA covenants and plat for drainage easements before regrading or trenching, and get any approval in writing before work starts.

Contracts and maintenance

Can I cancel a drainage contract I signed at home?

If you sign at home, the FTC Cooling-Off Rule generally gives you three business days to cancel, and Oklahoma law gives a similar right for financed home-solicitation sales. Keep the cancellation form the seller must give you, and send any cancellation in writing.

How do I keep a French drain working?

Keep gutters clean so leaves and grit don't wash into downspout lines, keep the outlet or emitter clear of mulch and grass, and avoid planting trees right over the line. After a big storm, check that water is coming out at the outlet. If it isn't, a contractor can flush the line through a cleanout.
